Welcome to the Dallas Office

Ed Litoff is the manager of the Dallas office of the Geral A Teel Company and also other operates. Primus Risk Strategies, LLC a firm engaged in real estate investment advisory services including the underwriting and placement of real estate residual value insurance, due diligence for acquisitions/dispositions, complex financial modeling including Monte Carlo simulation modeling, and the valuation of real estate for collateral evaluation, litigation support services and credit underwriting.

Previous Position
Director of Real Estate Underwriting from June 2001 to May, 2002, in New York, New York for FSL Group, Inc., a wholly owned subsidiary of Royal & Sun Alliance based in London. Responsibilities included the underwriting, administration and surveillance/monitoring for FSL's book of business.

Previously served as a Principal in the Dallas, Texas office of American Appraisal Associates from August 1999 to June 2001, specializing in real estate consulting services. Prior to joining American Appraisal Associates, Mr. Litolff served as Director of Arthur Andersen's Real Estate and Hospitality Services Group from December 1995 to August 1999 in Dallas, Texas. He has provided investment/feasibility analysis on developed and proposed real estate with a specialization in consulting/valuation and financial modeling of multi-use real estate properties, consulting for hospitality resort/golf facilities, and litigation services involving complex real estate issues. Mr. Litolff has assisted in the review of loan portfolios and REO/workout properties for financial institutions and governmental agencies.

Experience
24 years in investment real estate consulting, valuation and underwriting. Property types include retail shopping centers (Super Regional Malls), free-standing AAA credit tenant retail, Class "A" Offices, residential and industrial subdivisions, high end ($100 -300 million) resorts and golf facilities, mini-warehouses, apartments, and industrial, distribution warehousing and portfolios of properties with diverse nationwide locations. Special-use property valuation includes a radio/tv tower, land acquisition for railroad intermodal facility, long-term congregate care facilities, nursing homes, hospitals and out-patient surgical clinics, auto dealerships, deep-water industrial sites, truck terminals, cemeteries, professional sports stadium, leased fee and leasehold interests and U.S. Postal Service facilities.

Litigation Support
Mr. Litolff has testified in Federal, State and U.S. Bankruptcy courts as a qualified expert in valuation and construction, in support of both market and investment value conclusions. Mr. Litolff has also provided litigation support in federal tax, property tax, condemnation, and general litigation issues. Specific cases in the last six years include the following:

Financial Institution Experience
From 1988-90, Mr. Litolff served in the capacity of Commercial Valuation Manager for Georgia Federal Bank in Atlanta, Georgia. From 1990-93 Mr. Litolff served as Senior Vice President/Chief Appraiser for American Federal Bank in Dallas, Texas. During his tenure at American Federal Bank, Mr. Litolff served on the Senior Loan and Real Estate Loan Committees in an advisory capacity. Areas of responsibility included the management of 14 employees in Valuation and Environmental/ADA oversight. During the period 1993-95, Mr. Litolff was a participating partner of The Wilson K. Mason Company in Dallas, Texas.
