Valuation
and Counseling Philosophy

cannot sit around and wait."
We are
a proactive firm. In order to properly perform an assignment for valuation
or counseling services, the most recent sales must be confirmed in each
case. This allows the firm to maintain the most current and comprehensive
database, accessible to each consultant. The database contains comparable
sales, rentals, operating expenses and cost data on common property
types such as apartments, office buildings, retail, industrial-warehouses,
country clubs, golf courses, nursing homes, ACLFs and other health care
properties. A sound database is the foundation for analysis, but primary
research, numerous secondary data sources maintained in the firm's library
and economic and demographic trends provide the basis for judgment and
reasoning leading to a supportable conclusion in real estate analysis.
The comparable
sales prices are not the end of the confirmation or analysis. Detailed
discussions with market participants such as brokers, investors, bankers
and operators of a specific property type are necessary for discerning
the buyer's or seller's motivation and facilitating a detailed analysis.
While the firm is best known for real estate consulting on single properties
at a local level throughout Texas, the depth and experience of the staff
also has enabled the firm to complete assignments of major projects
and multiple locations involving large and complex issues.
Appraisal
Services
- The
firm may provide specialized appraisal services with detailed
analysis or a limited written communication. However, the majority
of reports produced are complete appraisals, with all reports
conforming to the Uniform Standards of Professional Appraisal
Practice. In assignments relating to special purpose properties
and difficult decisions, a number of alternative issues are explored.
In many cases, sensitivity analysis is used to provide a clear
insight to the financial implications and the impact on a final
value judgment.
Counseling
Services
The
appraisal process may be carried one step further by exploring strategies
to achieve specific client objectives. This generally requires a
more detailed market analysis of economic feasibility to measure
against projected goals.
Specialized
appraisal services relate to the client's individual needs or investment
objectives and include arbitration, specialized marketing, financing
and feasibility studies as well as analyses, opinions and conclusions
given in connection with activities such as real estate counseling
and real estate tax counseling or potential damage assessment in
litigation matters.

- The
Gerald A. Teel Company has provided real estate consultation and
valuation services to most of the major law firms and governmental
agencies throughout the state of Texas. This has included testimony
in bankruptcy courts in Texas, California, Utah, Illinois, New
York and Tennessee. In addition, the firm has provided valuation
services and expert testimony in state district court and in all
levels of eminent domain cases from commissioners hearings, at
the county level, to jury trials in the county civil court system.
The firm has represented both condemnation authorities and property
owners, plaintiffs and defendants, debtors and creditors.
